When the Old Insulation Has to Go
Insulation removal and replacement is the right call when the existing material is doing more harm than good. Most of the time, new insulation can go right over the old. But when old insulation is wet, moldy, soiled by rodents, or packed down to a fraction of its original depth, adding a new layer on top only buries the problem.
Reasons to remove insulation
- Rodents or wildlife: droppings, urine, nesting and tunnels, which leave odor and contamination behind.
- Water damage: insulation soaked by a roof leak or a disconnected bath fan duct, which mats down and can grow mold.
- Smoke or fire damage: insulation that holds odor after a fire.
- Air sealing access: the gaps that leak the most air are under the insulation on the attic floor, and a thick old layer makes them hard to reach.
- Fallen crawl space batts: sagging, damp fiberglass under the floor that needs to come out before a crawl space is sealed.
How removal works
Loose fill comes out with a high-powered vacuum: a hose runs from the attic to a collection unit outside, and the material goes straight into large bags without being carried through the house. Batts are rolled and bagged by hand. We protect the path from the attic or crawl space access with drop cloths and plastic, and the crew wears respirators. HomeAdvisor notes that blown-in insulation is generally cheaper to remove than batts because it can be vacuumed, and that spray foam is the most expensive, since it must be cut or scraped off the framing.
Vermiculite: test before you touch
Vermiculite is a loose, pebbly insulation, grayish-brown or gold, that was used in some older homes and can contain asbestos. The EPA's guidance on suspected asbestos is to leave it alone if it is undisturbed and not to sweep, vacuum or sample it yourself, and to use a trained, accredited asbestos professional if it must be disturbed or removed. If we see vermiculite, we stop, recommend testing, and do not disturb it. Asbestos abatement is separate work by licensed abatement contractors.
After the attic is clear
An empty attic floor is the best chance to air seal properly. Once the old material is out, we seal top plates, penetrations and light housings, fix or replace bath fan ducts that end in the attic, set baffles at the eaves, and then install new blown-in insulation or spray foam to the target R-value. If rodents were the reason for removal, entry points should be closed by a pest or wildlife professional before new insulation goes in, or the problem will return.
Crawl spaces
Under the house, removal usually means pulling down fallen or damp batts and clearing debris before a ground cover is installed. We bag it out through the access and leave the space ready for the next step, whether that is new batts, a vapor barrier or full encapsulation.
What This Covers
Removal and replacement are quoted as separate lines.
Attic vacuum removal
Loose fiberglass or cellulose vacuumed out through a hose into bags outside.
Batt removal
Old batts rolled and bagged from attics, knee walls and crawl spaces.
Clean-up and sealing
Debris cleared, then top plates, penetrations and ducts sealed.
New insulation
Blown-in or spray foam installed to the target R-value after removal.

Typical Removal Costs
| Item | Published range |

| Attic insulation removal | $1 to $2 per sq ft |
| Removal, typical project | $600 to $1,200 (about $900 average) |
| 1,000 sq ft attic | $1,000 to $2,000 |
| Spray foam removal (Fixr) | $1.50 to $3 per sq ft, up to about $5 if hand-chipped |
| Removal plus replacement, average | about $1,852 |
| Asbestos removal, if testing finds it | $1,190 to $3,255 |
National ranges from HomeAdvisor (2026), HomeGuide (2026) and Fixr (2025). Material type, contamination, attic size and access change the total. Asbestos abatement is done by licensed abatement contractors. Your written estimate is the price.
How It Works
1. Inspect
We identify the material, the reason for removal, and any vermiculite that needs testing.
2. Quote in two parts
Removal and new insulation are priced separately, with air sealing listed.
3. Protect and remove
The path is covered, and insulation is vacuumed or bagged out of the house.
4. Seal and reinsulate
Gaps are sealed on the clean floor and new insulation goes in to depth.

Insulation Removal & Replacement Questions
Do I need to remove old insulation before adding new?
Not usually. If the old insulation is dry, clean and not vermiculite, new insulation can go on top. Removal makes sense for wet, moldy, rodent-soiled or smoke-damaged material.
How much does it cost to remove attic insulation?
HomeAdvisor lists $1 to $2 per square foot, with most projects around $600 to $1,200. Spray foam and contaminated material cost more to remove.
What if my attic has vermiculite?
Leave it undisturbed and have it tested. The EPA advises against disturbing or sampling suspected asbestos yourself. If it contains asbestos, removal is done by licensed abatement professionals.
Is removal messy?
Vacuum removal sends the material through a hose straight to bags outside, and we cover the path through the house. Expect dust in the attic itself, not in the living space.
