Insulating a City of Old Houses
Spray foam insulation in Petersburg means working in housing with a very long history. The General Assembly incorporated the city on December 17, 1748, and after a devastating fire in 1815 much of it was rebuilt. Its historic neighborhoods hold structures from the 18th, 19th and 20th centuries. Houses that have stood that long have been patched, rewired and remodeled many times, and the insulation in them, where it exists, is often a mix of materials from different decades.
Historic districts with hundreds of old homes
Petersburg has several districts on the National Register of Historic Places. The Old Town Historic District, listed July 4, 1980 and expanded in 2008, covers 190 acres with 174 contributing buildings. The Poplar Lawn Historic District, listed May 23, 1980, covers 199.2 acres with 372 contributing buildings, mostly mid- to late-19th-century single-family homes in Greek Revival, Colonial Revival, Second Empire and Italianate styles. Homes like these have tall ceilings, deep cornices, balloon framing in some cases and attics that were never designed to be insulated.
Our approach in these houses is conservative. We focus on attics, crawl spaces and basements, where insulation can be added without touching historic finishes. We avoid spraying foam against old plaster or original trim, and we take care around chimneys and old knob-and-tube wiring, which should be evaluated by an electrician before insulation covers it.
Owners who rent
Petersburg is a city of renters as much as owners. Census estimates for 2020 to 2024 put the owner-occupied rate at 38.6%, and the 2020 census found 40.9% of households were one person. If you own a rental here, insulation is one of the upgrades tenants notice immediately: fewer drafts, steadier temperatures and fewer complaints about a cold back room. For landlords we can:
- Scope work by unit or by building so you can phase it
- Schedule around tenants, and handle work that does not require anyone to leave the unit first
- Plan spray foam days when the space can be empty for the product's re-entry time
- Remove old, dirty or rodent-damaged insulation between tenants
Out with the old insulation
Insulation removal and replacement is common in Petersburg. In old attics we find compressed batts, scraps of paper-faced material, nests and decades of dust. Removing that layer lets us see the attic floor, seal the gaps around chimneys, wiring and plumbing, and then lay down a clean, even layer. If any material looks like it could contain asbestos, we stop. EPA recommends leaving suspect material undisturbed and having a trained and accredited asbestos professional handle it.
Built for humid summers
Petersburg's climate is humid subtropical, with hot, humid summers and about 46.99 inches of precipitation a year on average. Under old houses that dampness collects in vented crawl spaces. Sealing the crawl space and its rim joists with closed-cell foam, over a taped vapor barrier, can make floors feel better and cut the musty smell that old Petersburg homes sometimes carry.

Petersburg Questions
Is spray foam safe for a 19th-century Petersburg house?
Used in the right places, yes. Foam at rim joists, in crawl spaces and on attic floors around penetrations does not touch historic finishes. We avoid spraying it against old plaster or original woodwork, and we choose methods that can be undone where that matters to you.
I own a rental. Do my tenants need to move out?
Not for most attic air sealing, blown-in insulation or crawl space vapor barriers. For spray foam, the space must stay empty for the manufacturer's re-entry time, which EPA notes is about 24 hours for some professional foams. We can time those days between tenants or when a unit can be vacated.
My attic has old wiring. Can you insulate over it?
Not until it is checked. Old knob-and-tube wiring was designed to shed heat into open air, so we ask that an electrician evaluate it before we cover it. We can insulate the parts of the attic that are clear in the meantime.
Should I remove the old insulation or add on top?
If it is clean, dry and not suspect material, adding on top after air sealing is often fine. If it is dirty, damp, full of droppings or uneven, removal gives a better result and lets us seal the attic floor properly first.
