One Community, Three Kinds of Houses
Spray foam insulation in Bon Air has to fit a wider range of houses than most suburbs. Bon Air was founded in 1877 as a summer resort reached by railroad, about 8 miles from Richmond, and its name means "good air." A central part of it is a National Historic District with Victorian-style buildings from the late 19th and early 20th centuries. Around that core, subdivisions from the mid-1950s boom spread out, and a few streets hold some unusual mid-century modern homes. Each kind of house needs a different plan.
Resort-era houses
The 1880s houses on Buford Road and around the historic district were built as summer places, when nobody expected them to hold heat in January. Walls in homes of that age are often hollow, with plaster inside and wood siding outside. Spray foam is rarely the right choice inside a finished plaster wall because it can expand with enough force to crack it. For these walls we prefer dense-packed blown-in insulation through small holes that are patched afterward, and we put spray foam where it does the most good: the rim joists, the attic floor around chimneys and plumbing, and the edges of the roof where cold air pours in.
If your house sits in the historic district and the plan involves drilling from the outside, we will drill from inside instead or talk through options before touching the exterior.
1950s subdivisions
Crestwood Farms, Brighton Green and Brookwood Estates came out of the mid-1950s building boom. Many of these ranch and split-level homes have shallow attics with a thin layer of old insulation, sometimes with gaps where later remodels cut through. Attics from this era are also where we watch for older loose-fill materials. If we find something that looks like vermiculite or other suspect material, we stop. EPA advises leaving possible asbestos-containing material undisturbed and having an accredited professional handle anything that will be disturbed. We will not blow new insulation over it or pull it out ourselves.
Highland Hills and mid-century prefab
The Highland Hills community is made up mainly of mid-century modern prefabricated homes designed by architect Charles M. Goodman for National Homes Corporation. Low-slope roofs, large windows and slim framing leave little room for conventional insulation. In houses like these, closed-cell spray foam can deliver more R-value per inch in tight cavities, and careful air sealing around window walls and beams often matters more than thickness. We look at each one before making any promise about what it can hold.

Bon Air Questions
Can you insulate the walls of my old Bon Air house without removing the plaster?
Usually, yes. We dense-pack blown-in insulation into the wall cavities through small holes, then patch them. We avoid spray foam inside finished plaster walls because it can push against the plaster as it expands. Fire blocking, old wiring and blocked cavities can limit what is possible, so we inspect first.
My home is in the historic district. Will insulation work change how it looks?
Insulating attics, crawl spaces and the inside of walls does not change the exterior. If a wall can only be reached from outside, we will discuss it with you first so you can check any review your situation might need before work starts.
What if you find old insulation that might contain asbestos?
We stop work in that area. EPA advises not disturbing suspected asbestos-containing material and using an accredited professional for testing or removal. Once it is cleared, we can insulate.
Does spray foam work in a low-slope mid-century roof?
Often it is one of the few options that fit, because closed-cell foam provides more R-value per inch than batts or loose fill. Every roof is different, so we check the framing depth and ventilation before recommending it.
