The Upstairs Problem in Newer Homes
Spray Foam Insulation in Short Pump usually begins with a complaint about one room. The bonus room over the garage is ten degrees warmer than the kitchen in July. The upstairs bedrooms never quite cool down. The second-floor thermostat runs while the first floor is comfortable. Short Pump grew fast, from a rural crossroads into what is often called an edge city in the 1990s and 2000s, and many homes built in that run share the same weak spots.
Why bonus rooms run hot
A room over a garage is surrounded by spaces that are not conditioned: the garage below, attic spaces behind the kneewalls on each side and a sloped ceiling just under the roof. Builders often insulated those surfaces with batts held up by nothing more than friction. Over time the batts sag away from the kneewall, the sloped ceiling has gaps at the top and bottom, and the floor over the garage leaks air at the rim. Air sealing those surfaces matters as much as adding R-value.
Our usual fix:
- Closed-cell or open-cell foam on the attic side of the kneewalls, sealed to the framing
- Foam on the underside of the roof deck behind the kneewalls, which brings those small attics inside the envelope
- Foam or dense-packed insulation in the floor over the garage, with the rim joists sealed
- Blown-in insulation to bring the main attic floor up to depth
Builder attics that need a top-up
Many homes from Short Pump's growth years left the builder with the minimum attic insulation of their day. The Department of Energy now recommends R-60 for an uninsulated Zone 4 attic and adding R-49 where 3 to 4 inches are already in place. Before blowing more insulation in, we seal the top plates, recessed light housings, bath fan boxes and attic hatch, because loose fill does not stop air. DOE also notes that loose-fill R-value does not rise in step with depth, since the material compresses under its own weight, so we install to the manufacturer's settled depth, not just a mark on a ruler.
Attic HVAC in a hot attic
Two-story homes here often have a second air handler and ductwork in the attic. On a 95-degree afternoon that attic can be far hotter than outside, and the ducts lose cooling all the way to the vents. Spraying foam on the roof deck instead of the attic floor puts that equipment inside the insulated space. It is a bigger job than topping up the floor, and it is not right for every house, so we walk through both options and the trade-offs on site.
Renters, landlords and HOAs
Short Pump has a sizable share of rentals: about 57.9% of housing units are owner-occupied, compared with 64.5% across Henrico County. If you own a rental here, insulation upgrades can be scheduled between tenants so nobody has to vacate for the cure time. If you are a renter, the owner will need to approve and schedule the work. Most of what we do is inside the house, so HOA exterior review rarely comes into play, but if a project would add roof vents, we will flag it so you can check your covenants first.

Short Pump Questions
Why is my Short Pump bonus room so hot even though the house is newer?
The room sits between the garage, two kneewall attics and the roof, and batts on those surfaces often sag or leave gaps. Sealing and insulating the kneewalls, the sloped ceiling and the floor over the garage usually makes the biggest difference.
Should I foam the roof deck or add insulation to the attic floor?
If you have an air handler and ducts in the attic, foaming the roof deck brings them inside the insulated space. If the attic is empty, sealing and topping up the floor is usually simpler. We look at your attic and explain both choices before you decide.
Is Short Pump covered by Henrico County's building rules?
Yes. Short Pump is an unincorporated community in Henrico County, so county building officials handle permits and inspections. Henrico's code presentation lists R-60 attic ceilings, or R-49 uncompressed across the full attic.
Can you insulate a rental between tenants?
Yes. Spray foam needs a cure period before people move back in, so a vacancy is a good time to do the work. We can usually finish an attic or bonus room in a day or two, depending on size.
